Legal Question in Real Estate Law in Pennsylvania

impact stakes on property line

State is PA.

To resolve dispute with neighbor over location of property line, we had survey performed. Resulting map specified only OUR boundaries. Neighbor did not like result, so they had their own survey done which showed all boundaries of BOTH properties (without our consent). According to THEIR survey, one of the common corners is actually 6 inches farther on their side (in our favor). They have since driven metal garden stakes connected by line string along OUR surveyor's line to ''mark the property line.''

1-Where is the property line?

2-Do they have the right to put stakes ON either line?

3- Can we remove their stakes without a judgement?

Re: impact stakes on property line

Remember that old saw about good fences?

You asked about a property line dispute.

How about you both grow up and deal with this like adults? Is anyone going to suffer a loss or incur a windfall over that six inches? Right. Then it doesn't matter.

Bring both surveys to both of the surveyors and have them figure out who is right.

Regards,

Roger
