Legal Question in Real Estate Law in Pennsylvania

we purchased a piece of property from a relative. we actually subdivided their property. they never had a new deed drawn up. they are now loosing their property to forclosure. are we in danger of loosing our property? since they never had a new deed drawn up, is our deed legal?

If there is not a deed then how could that be legal. To transfer property in Pennsylvania a new deed has to be executed and filed with the recorder of deeds. Even if a deed was drawn up if it wasn't filed there was not a transfer of ownership.

Further, selling a part of a property that is mortgage would probably lead to the mortgage being called or in the alternative clouded the title to the property you thought you had.
