Rent Question

So, I think I may already know the answer to my question - but here it is:

I rent from a Property Management company. We live in a row of 5 townhomes. All 5 townhomes are owned by the same woman.

Our neighbors just moved out. They came by to clean the townhouse today and we were talking about rent. They told us that they paid $750/month for rent. That townhouse was advertised as $795 before they moved into it, which is what we pay. We moved in BEFORE they did and they're paying less than we are? That doesn't seem fair to me. Same townhouse, same layout, same appliances came with it. There is absolutely no difference. Actually there is. There's had brand new carpeting. Ours didn't. I just find it unfair. And I know that ''life isn't fair'' but is this something that I could mention? The man that lived there flat out told my husband and I that they negotiated the price (and that it was in fact $795 - he told her he couldn't afford that - and she came down for them.) We never told him what we pay here. The property management company would not budge when it came to us. Do I have any rights in taking legal action, or even MENTIONING it to them? Help!

Your lease is a contract. Once you and the landlord have signed it, those are the terms you are bound by. You might have been able to negotiate a better rent when you first talked to the management company or the landlord.

However, even with identical properties, market conditions change and therefore landlords may be more flexible or rigid at any given time.

You cannot change your lease now, unless it is time to renew or end the lease. At that time, you may try to negotiate different terms, so long as you are within the time for doing so before a lease term ends.
