Legal Question in Real Estate Law in Pennsylvania

my son bought a house from a builder who did not pay all the contractors, the original value of the house was supposed to be $237,000 but with the economy when the contstruction was done the bank only released $225,000 , so the builder got nothing and some of the contractors were not payed, the contractors are now trying to go after my son for payment, but he doesnt have any more money as the bank did not release enough, and he is now upside down and his credit is worthless because he has no equity, do the contractors have any recourse on my son or should they be going after the builder who contracted them for the jobs?

The contractors can file mechanics' liens against the property unless your son obtained waivers against liens from the builder and the contractors/sub-contractors involved.
