Legal Question in Real Estate Law in South Carolina

Accepted an offer on the sale of my vacant land. The buyers cleared the property of trees, leveled an area to place a mobile home. They removed my fence post to get their equipment in the property. All of this was done prior to closing on the land. Can I terminate the contract? This was all done without my verbal or written consent.

That's a great question. As crazy as the buyer's actions were, it seems to me they're unrelated to the contract of sale. You can sue the guy, but probably not outright cancel the contract for those reasons. A big mess, for sure. The buyer is a jerk, but at the end of the day whether he cleared the land before or after the sale, the bottom line is you're walking away with the same amount of cash. Can't believe the guy had the nerve to do such a thing.
