Late Fees

I have hase been living in an apt. on a month to month ''lease'' for about 10 months,i have never paid a late fee.About 4 months ago a new prop. manager came on board and has been charging such fees.My building has been sold,I cannot afford the rent increase and intend to leave...does the fact that I never paid a late fee before show pattern to exclude me from paying now? Can I leave w/o being sued for roughly 200 dollars?

Re: Late Fees

The landlord may charge a late fee if it is called for in the lease. The fact that they waive it on one or mere occasions does not constitute a waiver in the future.
