Legal Question in Real Estate Law in Texas

land locked

I have a piece of property that is land-locked. The land around it is owned by multiple airs. We have one willing to do a 30 ft land swap. How many of the airs have to agree with this. Also one air wants to get her part separated out from the other 14. How do you determine where her part will be or how does she go about this? Thanks for your time.

What she would need to do is to bring a suit to partition the land. It would then be up to the parties and the court to come to a decision on how exactly to partition that land. As for your situation, I would suggest seeking an easement from the adjacent landowners. Since your land is landlocked, you have an absolute right to an easement, which would allow you to have access yo your property. If they own the adjacent land all together, then you will likely need all of them to approve. If only one of them owns the land, then you just need that one.
