Legal Question in Real Estate Law in Texas

I Have been leaving in a house for the past 7 years and paying the taxes I have paid $9000 in taxes. The owner died about 7 years ago and her son who is in jail did not want to lose the house so we made an agreement that I would live in the house as long as i paid the taxes. He sent me a letter that said the house was going to be auction off and he thought the house was paid for how do I file a lien on the house to get my money back?

Thought your agreement was you can live in the house as long as you pay the taxes? If so, hasn't that agreement been satisfied? What right do you have for money? 7 years of living for only $9,000 sounds like a really good deal for you.
