Legal Question in Landlord & Tenant Law in Virginia

Apartment Lease

I agreed to move into an apartment with a room mate I found on Craigslist. She typed up a paper and I signed it saying I would live there from June 1 - Oct 31 and pay $435.00 plus utilities per month. I have already paid for June but am no longer able to move into the apartment. Is the paper that she typed and we both signed a binding agreement? Or can I forfeit the rent already paid and cancell the agreement? Can she take me to court for the remainder of the rent?

Re: Apartment Lease

Yes, the paper described would appear to be a binding(and enforceable) agreement. And, no, you cannot simply forfeit the rent already paid and

cancel the agreement without penalty unless the other party permits you to do so. And, yes, that's

a possibility, in answer to your last inquiry.
