Eviction and Unlawful Detainer

If your landlord issues you an eviction notice for on or before the 15th of the month and then serves you an Unlawful Detainer warrent with a court date, what happens? My understanding is that you wait until the court date and at that time if the rent is unpaid then the court will evict you.

The unlawful detainer action is to ensure that if

you don't quit the premises voluntarily, the court

will issue an order on the date of the hearing, evicting you, if necessary.
