Honesty of sale

Recently we made a verbal offer over the phone for land that is for sale across from our home. It is two seperate tracts of land and we asked if he would be willing to put the two tracts together and sell them for a cheaper price. The seller is handling the land sale for an out of town relative. He told us that he did not know what she would accept for the land, but he would present our offer and if she would not accept it, that he would call us back and let us know what she would accept.Before he got back with us, ''friends'' of ours called him to see the land, they made the comment ''I guess since the ''Does'' are interested we don't stand a chance''. He told them that our offer was too low and he was not going to accept it.They offered full price and put a deposit on the land.Did he have a legal resposibility to get back with us on our offer as he said he would?Was it legally right for him to tell them he was going to reject our offer before he told us. He gave them the upper hand without giving us a second chance was this fair business practice?Are there any type of consumer laws to protect people from unfair practices of this sort?

I am afraid that there was no duty on the seller to do anything as far as formally rejecting your offer, as it was less then the asking price and contained other contingencies. In my opinion you have no recourse.
