Inspection Results: Can I get out of Contract?

Have made a contract on a home. Home Inspection was done and found numerous ''costly'' defects/problems. Made a listing of 10 items would like Seller to take care of prior to closing. Seller only agreed to 4 items. One of the items was a leaky basement. Also, leaky basement was NOT one of the items they would take care of. We have decided we no longer want the home. Can we now be legally released from the contract? Our agent took it upon herself to go back to Sellers 2 more times to get them to concede to all items after we specifically told her we no longer wanted to purchase the home. She ''said'' they agreed to all items and now we have to purchase the home. Do we have recourse against her? We have the original Addendum, signed by Sellers, where they crossed out all items they would not repair. Can they come back with yet another Addendum changing their minds to fix everything? We still want to get out of the contract. They are threatening litigation.

It depends on whether there are time limitations for agreeing to do the work; whose agent the agent really was, and other matters. You need to have the contract reviewed by a lawyer.
