what does my pap need to do about leaving his property to my mom if something happens to him?

I am not sure from your question whether your father lives in Ohio or WV.

If your father lives in Ohio there are several ways he can leave property to your mother. First he can draft a will that leaves all his property to your mother. Everyone should have a will.

There are several other wasy to leave his property that would not be subject to the probate process. He can make the property joint with right of survivorship with your mother or he can make the property payable on death to your mother.

I would suggest that he consult a local attorney who can review his situation and make suggestions that would be approiate to accomplish his goals.
