Legal Question in Real Estate Law in Wisconsin

condo buying

We bought a condo thinking it was a great investment. When we bought it the owner of the land was renevating apartments and making them into condos. Ours was the first renovated. Now the owner cant find buyers for the other units and he is renting or doing rent to own. When we bought this we didn't know that he could do this. Now it is going to be hard for us to sell because banks dont want to finance others. Is there anything we can do? We feel like our investment was a waste and the grants we got were wasted on something that is not going the way we were told.

Violation of Condominium Development Agreement by Developer

You should retain experienced real estate counsel as soon as possible. Depending upon your condominium agreement, the developer may have certain duties which your condo owners association may be able to enforce. It might also be productive to have the association look into purchasing the remaining units (or the entire project), if the association believes that it can do a better job. Of course, I have no idea whether or not you even have any agreement and so cannot advise you without conducting a full investigation. Apartment complexes which are fully depreciated should be viewed with caution as condominium investments. The owners will sometimes convert aging apartments only to avoid years of deferred maintenance expenses, which will then fall upon the new condo buyers. Good Luck!
