Legal Question in Real Estate Law in India

I am planning to buy a 3BHK flat in Bangalore. Problem is that in the building plan there is no mention of a 3BHK flat in the building. All flats are shown 2BHK. Can this be a problem. Please note that the area used for the 3BHK is same as mentioned in the plan though. Also in the agreement between the builder and owner of the land there is mention of 3BHK flats in the document which mentions the sharing between the Land owner and the builder. This property is a joint development between them.

One should abide by sanctioned plans.

If you or builder is planning to change / convert a 2 BHK flat into 3 BHK flat, then a revision of sanction plan duly approved by planning authority like Municipal Corporation may be an answer.
