Hi if two persons are joint owners of a property and one dies does the remaining owner of the property owns the whole property or does it pass on to the next of kin of the one who died?

Hi,

If the joint tenancy was not severed then the survivor takes all. With joint tenancy the principle of survivorship applies.

You should be aware that it must be established that neither of the parties severed the joint tenancy. If the survivor had severed the joint tenancy by default the tenancy was severed simply because there are only two owners.

Occupation must also be considered.
