I am an only child, my mother added

my name to her house when my dad

died in 2002. If she dies before me, will

the house be mine or will I have to

probate her will (she's leaving

everything to me).

If the home is in joint tenancy, you receive the home upon your mother's death without anything more to be done. Likewise, if your name is on her bank account, it becomes yours upon her death. Same with her car but make sure it is titled "Mom OR Kid" rather than "Mom AND Kid". If you want to make sure all other personal effects pass without probate, have her transfer them to you during her life. Just so you know, probate isn't as bad as the articles would have you believe either.
