Legal Question in Landlord & Tenant Law in Alaska

How to stop harrassing landlord?

Been living in the same APT for 3 years. Have never paid rent late.

Original one year, now month to month.

My family is growing, needing a larger place. We asked our landlord for a reference. Now come to find out, he took that as a 30-day ''verbal'' notice.

Last Wednesday he caused my wife to be late for work, with a threat of a law-suit if we do not move.

The next day he caught me while I was leaving for work, with the same thing, but showing me all this paper work of other people he has ''sued''. Saying that there is water damage and he is going to sue me for $50,000 (there is NO water damage). Then he tells me, that he has rented the place out this coming up month (Sept) and that they will sue me.

10:30pm that night I get home, and he hands me a rent increase notice ($300 increase starting the 1st), and a 24 hour notice to inspect for ''water damage''.

Next day he comes by @ 5:30pm to inspect, I was just leaving so I asked him to come back @ 10:30pm. He walked in anyways, spent 1 minute in the garage (where the ''water damage'' is).

Today another notice on my door, to inspect ''water damage'', and to service the furnace (in 3 years, he has NEVER done).

What can I do? We are going to give notice for 30 days tomorrow.

Re: How to stop harrassing landlord?

I would need to review your written lease that you signed and relevant provision of state law to advise. Call or email for assistance. Normally your notice (tomorrow) would be effective OCTOBER 1st, not 30 days from tomorrow.

He would normally have to bring court action to forcibly remove you from apt.
