Legal Question in Real Estate Law in Arizona

I know of a person who gets a group of people together every year and forms an LLC to invest in land with. She requires everyone to bring 5k to the table and I believe offers them a fixed percentage as a return.

I would like to do something similar but am aware that there may be several implications. Where do I start?

More information is needed than you have provided, in order to answer your question, which is rather vague. I would be happy to confer with you about the parameters, procedures, legal entities and agreements that you should have and follow, if you want to invest other peoples' money in raw land or improved real estate. The implications that you are alluding to, would include regulations having to do with the issuance of securities as well as the formation of a new legal entity (ie. the LLC), and agreements between the investors and you.
