I'm Divorced but House has not sold

Our joint property has been on the market for over a year. We have lowered the selling price but still it needs to come down even more. We have a Marital Settlement Agreement that states it's current listing. My X is not agreeing to lower the house, he does not want to sell it and on many occassions has refused to let the Realator show the property in a timely fashion. I know I need to go to court what do I need to have in order to get this motion appoved in the courts and how much should this cost. My X has stopped communicating to me and is also not communicating well with our Realator.

You will need a declaration from the realtor stating that your spouse is not cooperating and that the sale price of the house has decreased. Further request that the court order that you be compensated for the loss of value as the result of the refusal of your spouse to cooperate with the sale of the house.

You need an appraisal. It should cost you about $300.
