how can i have my father removed from the property - he is not on title but on the mortgage. He is not contributing to the mortgage, and being verbally abusive to my mom and me - we live in the home and he has a 30 ft travel trailer. What are my options?

You need to consult with a real estate attorney. Removing your father from the mortgage changes your relationship with the mortgage lender. I recommend you consider filing a domestic violence restraining order to exclude him from the property until the full details of how to change his possessory interests through the mortgage can be resolved.
