Removing a tenant who rents a room in my home

Last month I gave 30 day notice to a woman who rents a room of my home on a month to month basis. She violated the contract she signed when she moved in by repeatedly smoking marijuana in my home and drinking. Also, she is a schizophrenic and went of her meds and scared myself and my other two tenants. Her 30 days is up this week.

My question is--she took off two weeks and go and has not been back. I heard through her sister that she is staying in a motel. What can I do to get her belongs out of my home. I rely on the rent from my tenants to pay my monthly payment. Can I write her of my intentions to remove her belongings and store them in my locked garage? Her mental state she may not even understand. I feel I have a real predicatment and am a little more than anxious. I'm also a little afraid of her, and want to change my locks. Help!! Financially I can not afford to go to court.

You will have to do an unlawful detainer (eviction action) based upon the 30 day notice. Make sure you do not accept rent past the expiration of the 30 day. Please call our office if you need assistance. 714 363 0220
