agent representation

The agent that listed our house put under the PRDS

clause 15 that we can cancel the PRDS with him at any

time after July 1st. We're now thinking about listing

with someone else who charges a lower commission. The question then is - would we be required to pay any

commissions to the original agent if the

new agent then sold the house? Does this apply

to any potential buyer who saw

the house (but did not actually write an offer) during

the period the original agent was showing the house?

If we're required to still pay commission, what is the

timeframe that we would be required to wait before we

become fully unencumbered from the original agent?

i have practiced r.e. law for over 30 years and am considered an expert -- what is a pdrs, i have never head any document called that and am not ashaimed to admit my naieveite
