Tenant's had a fire

I'm in the USAF stationed in Belgium. Our house in Colorado is rented through a management company.

Our tenants had a kitchen grease fire. As part of the post-fire actions, our insurance adjustor seems to be working more for the tenants than for us. Also, the adjustor will not include the management companys' fee in the claim. We do not feel we should have to pay 20% of a $10K repair bill that was not our fault. As a result, our management company had decided to drop us as they feel they are not getting paid. After a phone call to the owner, it appears they might or might not uphold their 30-notice policy.

Also, the tenant's insurance has told ours to ''fix everything'' then send them a bill. They seem to not care.

What course(s) of action should we be prepared for???

In order to answer your questions, I need to review the lease you signed with your tenants, as well as the insurance policies that apply - your and theirs. If you have a contract with the managment company, that should also be reviewed. Those documents should discuss what to do in case of a loss. If you do not have a lease, the other documents are more important.
