My lease required no deposit, just a guarantor. It doesn't start until August 20th, 2011 , is it possible to break my lease since it hasn't started yet?

You should consult with an attorney as every case is different and fact-specific. You can always break a lease, the real question is what are the consequences. If you break your lease, your landlord could sue you for the rents owed under the lease in a breach of contract claim .
