Legal Question in Real Estate Law in Florida

I am buying a house and the owner is financing it. He is 75 and he and his late wife are on the title since formed in 2003. I have been told I do not have to purchase title insurance. Please tell me if this is the case?

That is correct, you are not required by law to obtain title insurance. However, you would be an absolute fool not to. You don't know if the seller and his wife have judgments against them, or if they are the sole owners of the house.

Seems to me that in the grand scheme of things, if you can't afford the title insurance, you really can't afford the house to start with.
