If I rent a property from a private owner who is currently going through a short sale could the new owner from the short sale terminate the lease or are they required to honor it? How would I get my security deposit back from the previous owner?

The new owner takes the property subject to your lease. He should also receive and hold the security. Have your attorney verify this.
