Legal Question in Landlord & Tenant Law in Georgia

In our lease it states that security deposit will be forfeited and considered last months rent pending inspection before march first our landlord did a pre walk through 2/20 and inspection march 1st and it was determined we would not have to pay last months rent because we fixed everything she wanted. We moved out March 31st and now our landlord is demanding we make other repairs. Are we responsible for any repairs since she already handed us the deposit back. In addition, we signed the lease but she did not sign the lease.

You are asking for a conclusion based on part of one side of the story. We don't know what repairs are at issue, who caused the problems, etc., and you left that part out. It looks like you were there beyond the date of the first inspection - we don't know what happened after that. There is also not necessarily any legal significance for "handing us the deposit back." With the amount of money at issue (we assume), it is almost always better to resolve it and avoid legal issues.
