Early Termination Agreement

Is an early termination agreement required in a lease in Illinois? I was informed it does not with the exception of military.

I have never seen an early termination clause in a residential lease and one is not required. When a tenant signs a lease the tenant is responsible for the mothly rent. If the tenant does not pay per the terms of the lease then you are required to give the tenant a written 5 day notice and if payment is still not made then you need to file an eviction suit.
