The eviction of tenant from rented premises depend upon agreement between the parties and the local rent laws.

If permissible, the landlord can certainly seek vacation of residential premises from tenant.

Some of the grounds generally available to a landlord against tenant are :

(a) non payment of rent ;

(b) sub-letting by tenant;

(c) change of user of building by tenant;

(d) dilapidated condition of the premises;

(e) to ensure compliance with directions / orders of local authorities.

the said list is not exhaustive.

You may provide complete facts of your case for appropriate opinion.
