Legal Question in Real Estate Law in Indiana

trailer park leases

I own a seasonal trailer in Monticello, Indiana and lease the land it is on from a trailer park. The current lease they are asking me to sign says that when we sell the trailer, the lessor is entitled to a 5% transfer fee on the trailer and any other personal property that is part of the transaction (boat, boat lift, furniture, etc.). They will not be performing anything for this money except I am guessing some minor paperwork and I am guessing they might perform a background check on the people that we sell the trailer too since they have the right to pre-approve the sale. Is this type of transfer fee really legal...trailer probably worth 30-35k, boat and lift probably worth another 15k so 5% would be 2.3k-2.5k...sounds ridiculous for doing nothing. We have had the place for 6 years and don't really want to leave, but this is creating frustration. Is this legal in Indiana? If unknown, can someone direct me how I can find out? Thanks!

Sure it is legal. Might be time to move, now, or renegotiate the terms.
