Legal Question in Landlord & Tenant Law in Louisiana

My father died last year in March, He left behind a four bedroom house which now belongs to my mother. No one in his immediate family could not move in at the time of his death. All of the appliances, Master bedroom set, washer and dryer, were left in the house. My mom did not want to live in the house(they were living separate before his death), my brother and I couldn't move in the house, because we both live out of town and my daughter could not live in the house, because she was in a lease. My aunt asked my mother can she, her granddaughter and grandson move into the house and she said yes. No rent was discussed at that time. They moved in immediately. Months passed by, mom received a call from my Aunt telling her the master bedroom floors and walls were damaged after Hurricane Isaac. We applied with FEMA, still waiting on that , so mom decided to pay out of pocket to get the room fix. She paid the taxes and insurance as well. Mom asked my aunt to start paying rent. My Aunt refused and moved out, but the grand children continue to live there. Mom and my daughter took months trying to find contractors to perform the work on the house at a reasonable price. In December my mother told them when the room is fix, they will have to start paying $800 a month. It's now April and they have be living in the house rent free for over a year. It's becoming a big problem now, because they are coming up with so many excuses not to pay the $800 rent. They do not want to pay the $800, they want to pay $500 a month and refused to sign a lease. How can we get them out of the house? Thanks.

You can file an eviction. If they refuse to pay the rent, the Constable will remove them.
