Legal Question in Disability Law in Maryland

We are leaving US to home country for good. We are here in J1 visa. Our lease was for 1 year until 3rd Oct. But we need to go back at the end of Aug. Could not landlord agree to break the lease only for one month? What will happen if we do not pay the last month rent and go back home country? Need help..

The landlord may voluntarily agree to forgo your last month's rent. However, you landlord is under no obligation to do so. If you do not pay the last month of rent, your landlord can obtain a judgment against you in court for the amount of rent, interest, plus court costs. This can effect your credit rating and your ability to rent in the United States in the future. However, if you do not plan on coming back to the U.S. in the future, probably the worst that will happen is that the landlord will take your security deposit (if any) to cover the cost of the last month's rent, plus any damages to the unit caused while you lived there or upon moving out. The moral, honest, and legal thing to do is to September rent, even if you are not going to physically possess the apartment. That way, you never have to worry about anything if you come back to the U.S.
