friend on mortgage but not on deed of house

14 years ago i bought a house my friend cosigned on the mortgage but is not on the deed to the house. i got a letter from his lawyer that says i hae 2 choices either refinance the loan or he will sue me to hae his name put on the deed of the house can he do that

No. He is trying to bully you into getting your friend's name off the mortgage, because it is impairing his credit. However, if you've been current on your mortgage payments and have decent credit, you should be able to refinance, which might be advantageous to you anyway since right now interest rates are pretty low.
