Legal Question in Real Estate Law in Maryland

removing son & daughter-in-law from my property

My son & his wife have lived in my house for 26 years. They have ruined it, they do drugs, etc. Can I have them removed? Can I have his wife removed & not her? She keeps saying she has squatters rights. What can I do to get her out? I own the house but I do not live there.

Assuming they have been living there with your permission, at least for most of this time, you can have them evicted by filing an action in landlord and tenant court. They may try to claim they have acquired ownership by a legal doctrine known as adverse possession, but to prove that they would have to show that they occupied the property without your permission.
