are verbal contracts valid?

My mother and I are purchasing a townhouse. We submitted a contract to the realtor and he called back and said that he spoke with the seller and it was a deal. Now he called our realtor and said that he has another contract that the seller accepted. What I want to know, even if the seller had not signed the actual paper work yet, is the verbal contract we entered into STILL valid in Maryland?Please help!!!

Oral contracts for the sale of real estate are not valid. A document must be both signed and delivered to you or your agent (not just the seller's agent) for the contract to be valid.
