I live in MA. If I divorce my estranged husband is he intitled to half of the home's equity even if he has not been living there or contributing?

No, not necessarily.

If you retain counsel, which I highly recommend, he or she can assist you in formulating a fair division of marital property. If the parties are unable to agree on a fair marital settlement, then each is entitled to bring his or her case before the court and request that the court make an equitable division of all marital property. The fact that you have been paying on the property without his assistance should certainly be brought as an issue before the court, and would likely have some bearing on any eventual division.
