I'm sorry for the loss of your mother.

If you are the executor/administrator of your mother's estate, I strongly recommend that you hire an attorney. The statute of limitations in Massachusetts on a contract is six years. Your mother may have had counterclaims and defenses to the payment of rent. Creditors have one year from the time of death to bring a claim for payment against the estate.
