I own a condo in a small complex (9).

Some of my neighbors are not paying their condo fees. Our Manangement co just raised our ees mby 50%-which is putting a financial burden on those of us who do pay. The board resigned and our management co wants to bail on us.

Do I have any protection as a homeowner? I pay my mortgage, but with the state of the association, I fear losing my condo. I want to sell, but fear I won't be able to with all the issues. Please help!!

First, get a Board Appointed again by calling a meeting of the unit owners.

Second, have the board start collection process for the unpaid condo fees and file suit for up to six months of condo fees plus legal fees for a super lien under the Mass Condo laws.

If the condo fees are not paid, then seek foreclosure based on the judgment obtained in court and foreclose on the Condo's.

It is likely the lender will pay the Condo fees and take action against the condo owner to pay the condo fees.

If you can't get a Condo Board appointed, then there are more extreme actions that can be taken.
