I am in the process of buying a home that is bank owned. The next store neighbor is also trying

To purchase this property. I have .found recorded engineering plans that show a septic system easement. The neighbor is saying ,that no easement exist. Will the plans on record at registry of deeds let the system stay as is? I have not yet found a written easement. Can an engineer record a plan without a written document? Also the neighbor has know about this for many years. I need answers please help.
