Sublease Renters Non Payment

I subleased my apartment to a couple in February and they have fallen way behind in rent. They have not had the utilities put in their names. To make a long story short, between the non payment of rent and the utility bills they owe me a bit shy of $1400. That's not counting the security deposit they were supposed to pay me when their income tax return came back - they filed in February and still no money for the deposit.

What are the steps I need to take to demand payment and/or get them to leave so I can hopefully get renters in the apartment that will pay. I know I shouldn't have let it get this far, but they convinced me that they had unexpected hard times - not being called back to work, the wife's father passed away, etc. It's hard to believe them anymore, when I go to the apartment and see empty cases of beer on the back porch and the wife of the household is sporting a beautiful tan that she freely told me she got at a tanning salon.

You need to start the eviction process which begins with a 30-day notice to quit and followed by a complaint and a court hearing. If everything goes your way, the court will usually give the tenants 10 days to move out. You might be able to get the forms from your local district court for free or for a small fee. You have to do it exactly right though, so you need to know what you are doing.
