The deed itself quite frequently does not address an HOA specifically. However, most frequently there has been some documentation, such as bylaws/covenants/restriction recorded when the original community was planned and developed. It maybe within the Master Deed or set as a differently recorded item. If there is such a recording you are deemed to have known of it when you purchased. In addition, it is not uncommon for an HOA to exist in a community that has dedicated the streets to a public municipality. Quite frequently the HOA is still responsible for mailboxes, sidewalks, signs, park equipment and maintenance and any restrictions on the aesthetics of the community, but each community differs.
