I am purchasing a house on land contract, and when the owner that is a family freind dies the house is to be mine free and clear. What is the best way to do this land contract or rent and will?

I hope you are not going to try to draw up your own contract. The best way to do it is to hire an attorney to draft it for you unless you are well-versed in contract law and property law.
