mechanics lean
i have a tenant who owes rent and utilities. they have vacated property without notice and left a car on the property. can i place a lean on the vehicle until she pays?

No, you would need a judgment to take any of their property. That's not a mechanic's lien and you are not entitled to one unless you do work on the car with their permission. You can probably get the car towed away.
