Property Contracts

If a husband and wife own property, and the husband signs a contract to sell it to a buyer and receives the amount asked, but the wife doesn't sign... then the husband dies, then the wife, is the contract valid to the buyer?

Teh buyer probably has just gotten a tenancy in common with the wife, unless the deed was not recorded before teh man died, in which case the buyer may have a claim against the estate for the money paid for the worthless deed. Many more facts need to be known before a more certain answer can be given
