would like to file quitclaim deed against my ex lover, father of my 2 children, who we share house together in new jersey, how do I start and follow thru.

it is not clear what you are trying to accomplish. are you trying to get him off of the deed? or are you taking yourself off the deed? and why are you doing this?

A lawyer would need to talk it over with you to make sure that your goal is accomplished.
