Fixture Provision

What is a sample provision for an agreement of sale for a residence indicating what fixtures are included and what fixtures are not included?

Try this: The property being transferred includes all fixtures permanently attached to the building(s), all shrubbery, plantings and fencing. Also included: [Then specify the exact items that will be transferred.] Specifically excluded: [Then specify the exact items that the Seller will take with him]. It's really not much more complicated than being very specific as to what stays and what goes. Keep in mind that this advice is based purely on the little bit of information that you have given to me. There may be other factors that would change my opinion.
