Legal Question in Real Estate Law in New Jersey

I am opening a new business. The owner of the property I was about to lease drafted out a lease but before we got to sign it, he decided to make renovations in the building that would sustantially limit our ability to do business. The owner charged us a security deposit. If we are not going through this deal and the lease was never signed can we get our security deposit back?

You should get your deposit back, unless you signed something that says not.
