Legal Question in Real Estate Law in New Jersey

I work for a timeshare company. One of our clients is in seriously default. we never recorded the deed or mortgage. Can we just cancel this contract just a letter. I tried phone calls and letters to no avail. what else can I do to close this. They won't talk to me.
