water leaked from the ceiling and damaged my properties
I own a retail store, and due to a heavy snow, the water leaked from ceiling and ruined my stocks. And it has caused me some financial and property damages. And my landlord wouldnt do anything for my losses. don't landlord have to pay at least some portion because it hasnt kept the building well..?

There is no warranty of habitability for a commercial lease. In other words, the store is "as is."
You may have a cause of action against the landlord based on negligence, if the landlord was placed on notice about the roof prior to the leak.
